Covenants, Conditions & Restrictions (CC&Rs)
Includes Amendments 1, 2, 3 & 4.
All homes and lots in OCHL-12 are sold subject to the covenants, conditions, restrictions, etc., specified in the CC&Rs. Their purpose is to enhance and protect the value, desirability and attractiveness of our development.

View Protection Policy

Common Areas & View Protection Policy
This policy document formally defines the view protection standards and terms used in our CC&Rs, as well as outlines policies, procedures and definitions to permit the view protection provisions to be applied and enforced in an objective, consistent, fair and reasonable manner.

Lot Maintenance Policy
This policy document formally defines the Lot Maintenance Standards and Policies that apply to all lots within the OCHL-12 community.

Fine Schedule and Enforcement Policy
The purpose of fines is to encourage compliance with our CC&Rs and policies. This schedule of fines gives each homeowner a clear explanation of the procedures that will be followed and penalties that may be imposed for violations of our CC&Rs and policies.

Application for Approval of Improvements
ACC Approval must be obtained prior to the start of any exterior change or addition to your property.

OCHL-12 Fence Rules
Outlining the rules for errecting a new fence or changing an existing fence on a lot in OCHL-12.

House Colors Policy
ACC Approval must be obtained before repainting your house (siding or trim) a different color. Use this Application for Approval

Roofing Standards Approval Application
ACC Approval must be obtained prior to installing a new roof. Approval is not required to repair a roof providing that the repair roofing material being used is the same as the current roofing material.

Encroachment Policy
Homeowners are prohibited from assuming occupancy, control, possession or exclusive use of any part of the HOA Common Areas.

Satellite Dish Policy
Satellite Dishes (i.e., antennas one meter or less in diameter) may be erected on OCHL-12 homes under certain conditions.
